Load-bearing steel columns, part of the building’s original structural system, were uncovered and expressed as part of the design and painted black with special intumescent fireproof paint, establishing a material link to the apartment’s urban setting.

This pied-à-terre on Manhattan’s Upper East Side provides both a serene retreat from the busy urban landscape and a comfortable way to connect with the city. With a limited footprint, RYA devised a strategy to optimize the layout, creating a comfortable place to live, entertain, and to work from home. The apartment is surrounded by a narrow terrace, and the design takes full advantage of this building feature. Strategically configured sightlines open framed views to the city skyline, reinforcing connectedness to place. By replacing narrow strip windows with floor-to-ceiling sliding doors, RYA created a more direct relationship between the apartment’s interior and the surrounding terrace, borrowing space from the outside by visually pushing out the apartment’s perimeter.
